规范外资进入我国房地产业的思考

摘    要:近年来,外资通过各种方式和途径大规模进入我国房地产市场。面对这种新的态势,我国政府应该提高警惕,未雨绸缪,积极应对。在规范境外投资、打击热钱投机的过程中,我国政府应该坚持“两个原则”,即与国际接轨的原则和疏堵结合的原则;同时,针对“管理、税收、金融、制度”四个方面不完善的问题,应强化政府监管、发挥税收作用、完善金融机制并加强制度建设。

Abstract:In recent years,foreign capital goes into Chinese real estate market by various ways.Facing the new situation,our central government should pay high attention to it and take measures.In the process of standardizing industry investment and cracking down hot money,Chinese government should insist on two principles: the internationalization principle and the unite principle of dredging and blocking,and insist on the unite of four aspects: strengthening government supervision,making the tax yield well,consummating financial mechanism and enhancing institution construction.
